Can't you just have the house shortened to 8.50m? That would also come with a small credit.

I would like to accept the offer but cannot send a private message because I have fewer than 100 posts.

Sure, that can probably be done, but I am reluctant to shorten a house that anyway only has 110 sqm of living space by another 60 cm.

To the others: thanks a lot for your tips, including regarding the detached semi-detached house. We have now first made contact with the architect who built my sister-in-law’s house about 10 years ago. He is apparently still working as a general contractor and was good and affordable back then. Let’s wait and see what he says, and then we will ask a few other providers again.

A brief update on our search: Viebrockhaus offered a Kfw 40 plus house (modified Maxime 305) at €358,000. We have now contacted an architect who has also built for acquaintances/relatives. His offer as a general contractor with a fixed price for KFW 55 is €239,000. Of course, KfW 40 plus cannot be compared with 55 and everything at Viebrockhaus is more complete and of higher quality, but for us, this will be the better alternative. We are adding a controlled residential ventilation system with heat recovery for €10,000 and will have him start the planning to see how far we still are from KfW 40. If it is possible with minimal effort, we will take care of it to secure the subsidy. If not, it stays at 55.

Viebrockhaus only blinks in the brochure anymore. Don’t be fooled, good choice with the local GÜ. K.

That's exactly it. A friend who is a site manager works at Viebrockhaus. And he himself is amazed that people are willing to spend so much more money. The only thing is that problems are resolved faster there and also more leniently. But if I earn over 100k more per house, then I can also hire 5 or 50 more people who are only there for that. In terms of materials and such, they are also on the same level as other providers. And for a six-figure amount, I'd rather have a few discussions or wait a few weeks until my window is repaired.

We have now had 6 developer meetings and all were consistently positive. Unfortunately, we cannot confirm this for Viebrockhaus.

We would have been willing to spend a good amount of money, but Mr. S. (Viebrockhaus) was not interested in us and our wishes from the beginning. Mr. S. (Viebrockhaus) advised us to buy our sanitary fixtures on eBay and the light switches on Amazon...

In addition, an arrogance is displayed that we have not experienced with any other developer. All other developers are disparaged and only Viebrockhaus is the best. Very bad marketing.

As the “fairest provider” we do not find it good to not communicate services openly.
There is, first of all, the poor performance of the photovoltaic system or the completely exaggerated prices for special requests (T-wall in the bathroom, guest WC shower).

I think we certainly would not have had such a negative impression, but Mr. S. (Viebrockhaus) did everything to ensure it.
