Looking for a single-family house with a 8.5m-wide eaves side

Oh dear, it wasn’t that bad for us. We were in Kaarst, the consultation was very nice and friendly. However, the whole thing was unfortunately a bit superficial, so we would have already had to sign a preliminary contract with a floor plan that wasn’t ours. Ultimately, the price was the clear deciding factor. If it had been 40-50k € lower, we might have signed with Viebrockhaus.
And yes, the lack of transparency (the battery capacity and output of the photovoltaic system are only mentioned somewhere in the fine print) is also more for the unmotivated builder.

Currently, they can probably afford quite a bit. If you read in relevant F*cebook groups, the start of construction for contracts recently signed (for the beginning of the much-praised construction time guarantee!) is at calendar weeks 13-34 (depending on the region) 2020!
At that point, I might as well build conventionally and it wouldn’t take any longer.

Our wishes were also not taken into account but the house was simply placed so that it fits and they don’t have to change anything.

I only mentioned a few points now. I believe there were 9-10 points that could be exactly compared and in which Viebrockhaus was simply twice as expensive for the same performance.

It also did not go down well in the conversation that we kept asking about the performance or explanations of the terms. I mean the "design floor" that was offered to us is and remains a vinyl floor, without speaking badly of it. The "building ground risk" does not mean that Viebrockhaus assumes the risk, but that in the case of an additional offer from the civil engineer that exceeds the house price by more than 10%, one can withdraw from the purchase price without cost.

how can you end up at €358,000 with the Maxime 305, when the base price including KFW40plus and roller shutters on the ground floor is around €275,000?

Prices vary regionally; for us, the M305 is priced at €297k.
A few extras (their painter and flooring solution, knee wall +25cm, second exterior door in the utility room, a chimney there, and the kitchen closed off with sliding doors), plus some lack of self-discipline in the selection process, and you're already at €367k.

We ourselves are currently in the exploration phase, and Viebrockhaus is one of the companies that made it to the second round for us. Certainly more expensive than average, but their scope of work description is more comprehensive, the standard of selections higher, and the construction time guarantee is unique in this form (our lead time is currently about 8-10 months, but we've heard that everywhere), all of which must be factored in.

Please don't tear me apart for this opinion (which differs from the general tone).

even though the thread is already a year old, maybe you are still active..
We are currently looking for a general contractor or architect for a single-family house in the same region.

Who did you ultimately build with? Were you satisfied?
