Loan interest rate with 15 years fixed interest period?

Back to topic:

For banks operating nationwide, 1.30% p.a. nominal (1.31% p.a. effective) should be the lowest interest rate in the described scenario (Ing-Diba or?). You can actually only ask a regional savings bank or cooperative bank where they stand.

12 months provision including and 10% special repayment right.

The 1.3% results from 1.15% at a regional bank for 10 years with residual debt (renegotiated) + Schwäbisch Hall 1.5% for the years 10-15.

To be honest, we are not even at 60% but worse, yet we still get these conditions!

Can this be signed or is there a better option?

we got 1.9% with 80% loan-to-value over 20 years (excluding KfW)

Well, that sounds a bit different. So it’s not about a 15-year fixed interest rate? But rather a 10-year one at 1.15%? And a follow-up financing with Schwäbisch Hall? From that - however it may be - results 1.3% over 15 years? Did I understand that correctly? If yes: Sorry, but that doesn’t work like that. You can’t calculate it that way.

I don’t consider 1.15% for a 10-year fixed interest rate to be top. By the way: Are we talking about the nominal or the effective interest rate?

You can calculate it like that, the total interest costs amount to approximately 1.3%, i.e. if I had taken out a loan with 1.3% over 15 years, I would have the same interest burden as with the model described above! The 1.15% are not top, ING offers 0.95% but only for 60% of the loan-to-value... So in the end, they will also end up at 1.15%. Anyone have a better alternative... Otherwise, I'll sign on Saturday?
