Load-bearing wall must be removed - where and how to start?

Hello everyone,

I have only recently started dealing with this topic and therefore don’t really know where to begin, so I’m grateful for any tips!!!

The situation is as follows: We are buying a house, in which we plan to do the following: (a) Remove a load-bearing wall, replaced with a support beam. We know this is possible because we have already seen it done in the "same" house (same series of buildings, so to speak, just a few streets away). (b) Electricians will be hired because the previous owners ran cables in a very amateurish way all over the place and the current condition is simply impossible. (c) Heating – we are not quite decided yet whether we just want new radiators or to remove the radiators and install underfloor heating; we will definitely consult on this. Because even if we "only" want to replace the radiators, the pipes must also be checked.

The exterior facade is well insulated, but the windows need to be replaced, which the previous owners somehow didn’t manage.

Now... cables run through the wall we want to demolish... And there is a small radiator on that wall, so pipes run through that wall as well.

How do we proceed, what needs to be done first? Option 1: Wall out first, then electrics, then heating (so a, b, c) Option 2: Wall out first, then heating, then electrics (so a, c, b)

Or completely different? Somehow we lack the imagination for this.

And regarding removing the wall. I need a structural engineer, but which companies actually do this work?

Option 3: Remove the wall and do the electrical work and heating at the same time. Although you can of course also just drain the heating system and then calmly deal with the heating issue after the demolition.

P.S. [Flächenheizung] is always good. Then you also don’t need to check the pipes extensively, as they will be almost completely redone.

That means the specialist company that demolishes the wall also takes care that there are still cables and pipes running through the wall? What kind of company actually does such work? I mean, if cables need to be installed, I look for an electrician, if I want to renovate the bathroom, I google bathroom renovation. And who exactly would be responsible for wall demolition? And the structural engineer and permit, that comes first anyway, right?

All kinds of companies do that - anywhere you see construction company written. But nobody really "takes care" of the lines. They just simply stick out of the wall or the floor. Imagine action movies where houses are destroyed and leftover pipes stick out.

Sure, the structural engineer comes first. The ceiling has to be supported and an appropriate beam installed.
Permission? It depends - sometimes yes, sometimes no. Which federal state and how big is the wall?
