Hello dear house building forum,

I would like to get opinions and suggestions for improvement on my floor plan and look forward to the exchange.

I especially struggle with the transition situation between living and dining area. On the one hand, I want to look from the living area across the dining area onto the property. On the other hand, I would like a clear physical separation between these areas. Currently, a double sliding door is planned. However, the wall does not offer much. The sliding door has to be pushed somewhere. In the dining area, a lifting sliding door is to be added or implemented in the western corner. It should be about 2.80 meters wide.

On the other hand, we have put a lot of thought into the entrance area. How do you get a lot of storage space without wasting too much space, in harmony with the orientation of the podium staircase? I am worried that we have a bit of a "cramped" situation there.

Best regards

R.

Well, you really have to ask yourself why it was made so cramped and squinty when swapping the WC and entrance would be much more straightforward. If the drawing is from the general contractor, then doubling the wall for the sliding door would probably have to be done on-site as a change order. Or he drew the modern and cost-effective solution – a hanging sliding door. I would advise you to draw the furniture to scale and see if it turns out as intended.

"Continuation" from:

I would find it more clever to change the direction of the stairs. Without furnishing, I cannot follow much, not least the size of the kitchen in relation to the living room. Finally, someone is planning children's rooms that are not compulsively the same size. Haven't I said this week that fantasy measurements lead to botched jobs? And in my opinion, the lift-and-slide door is a disease without moral value. How is the exterior wall construction supposed to be here anyway?

It was originally planned exactly that way, swapping the entrance area with the guest WC. However, due to the planned carport, which is supposed to border this side at some point, the planning is like this for now.

Change the direction of the staircase? As planned, I would have a nice nearby storage room under the landing staircase next to the kitchen.

I will provide additional information on the wall construction and the scale-accurate furnishing.
