That's right. A case for a tax advisor and a notary. It's even more complicated than in my case...

Actually, the case is quite simple.

Solution 1: The house and property belong to the partner. She then has to finance it, and you contribute symbolically to the house costs. In the event of inheritance, your family line gets nothing. But that is fair, as you did not pay for the house either.

Solution 2: You buy 1/2 of the property and you build/finance together. In the event of inheritance, the children each have an inheritance claim to the 1/2 share. Also fair, since joint ownership, which both have paid for.

Solution 3: You buy an apartment with financial participation from your partner for value compensation. This is financed through rental income and registered in the land register under the daughter’s name. This way, everything is already arranged for the daughter, including the inheritance tax.

That can be very personal and the reasons sometimes very private. But you want to build a house together, which already means a very long-term connection with significant implications. So why don't you get married? That would simplify a lot. Especially tax-wise in the event of inheritance. That is, if your partner even wants you to inherit anything. Are there any children planned together?

Caution! Marriage does not change the problem with the property. It still belongs only to the partner after marriage, and if a house is built on it, that also applies.
