Hello everyone,
I am facing the big decision of buying a plot of land and urgently need your help and tips, as I have little experience in this area. It concerns two plots, both of which have their advantages and disadvantages, and I am unsure which one is best suited. In addition, there are also restrictions on the building area when building on a plot smaller than 500m2.
Plot 4 (516 m²):
At first glance, it offers more space, which of course sounds attractive. However, it has a rather narrow driveway, which worries me. I wonder if this could cause problems during construction or later everyday use – whether during deliveries, the building process itself, or simply the access. Could this limit the use of the plot?
Plot 5 (461 m²):
This plot is somewhat smaller but has a significantly wider driveway. Overall, it seems more practical, especially when it comes to access and driveways. However, the smaller area worries me a bit because I fear that building might be less flexible here.
Important building regulations for Plot 4 and 5:
Building area and floor area:
Main building: Max. 150 m² building area (from 500 m² plot size).
Floor area: Max. 375 m², with 2 full floors.
Additional terrace and ancillary areas: Up to 50 m² allowed.
Roof types and heights:
Allowed: Gable roof, shed roof, flat roof (flat roofs must be 80% greened).
Max. wall height: 6.8 m, max. total height: 9.0 m.
Distances:
Terraces: At least 1.5 m distance to the property boundary.
Outbuildings (e.g., garden house): Max. 10 m², at least 3 m distance to the street.
Garages/parking spaces: Garage doors must have at least 5 m distance to the street.
Parking spaces:
2 parking spaces are required per apartment. One of these can be a garage.
I am an absolute beginner in this area and would really appreciate your opinions and experiences:
• What should I pay special attention to when making the decision?
• Has anyone had experiences with narrow driveways?
• Does the size of the plots really play such a big role, or is practical usability more important in the end?
