Want to have a chuckle? The current times are actually better than often in the past. This can even be proven statistically, that you could more easily build with your income today (subjunctive), than for example in the 80s. But why does one have the feeling that they cannot? That is mainly due to expectations. Instead of 120 sqm, today 160-180 sqm for a couple are seen as standard. There must be two bathrooms, a dressing room, etc. Huge window areas, expensive venetian blinds, 90 sqm garages (where "things" are stored and the cars park in front of them), etc. In the past (often) people built more modestly despite construction costs being higher compared to income.

P.S. Please take a look at your interest costs compared to the net rent of a comparable property. And remember that these interest costs will decrease every month, while the net rent will increase over time.

Although, to be fair, one must say that people used to own far fewer items that had to be stored. Just this thing with seasonal decorations (my wife), tools (mea culpa) and the children's play and sports equipment, the pet accessories already require storage space the size of a garage.

Wishes. There have always been many "things". And like you, many think that everything is absolutely necessary (both equipment and the built space for it).
I have three children myself and know the topic - but with the last house we built, we did without a garage because it would have been misused anyway.
A nice garden shed for little money can serve the same purpose.

Yes, there is some truth to that. The houses in new development areas nowadays are indeed largely impractical and not really designed with utility in mind. Of course, for living, but less so for actually living life.

I have a barn on my house with 500 sqm of usable space. Garage, storage, workshop, etc. everything is in there. Even a vaulted cellar with 50 sqm. And don't worry, even the barn fills up quickly. That happens very fast. Once you have the possibility, you use it.

Anyway, it is practical.

All the sugarcoating hasn’t helped, Germany is simply done for. Not only economically, but also mentally we can declare insolvency. As long as no one voted for the right-wing extremist AfD, which is classified by the Office for the Protection of the Constitution as a proven right-wing extremist party. Because we clearly don’t have any other problems.

Exports are collapsing, bankruptcies exploded. Three years of the traffic light coalition have finished Germany off. And now that things are heating up, you all start to think. Yes, why do you think the AfD got 35 percent in Thuringia?
People are fed up. And therefore once again: the real estate market will collapse. And interest rates are still historically very low.

There is no housing shortage. People just have to move to where there is enough living space. That has always been the case.
Thousands of apartments are still being demolished in East Germany with government subsidies. But that doesn’t need to be understood.

If you take into account that one or even both are unemployed in 5 years or have to switch to a significantly lower-paid job, in Germany only civil servants or self-employed persons with a secure monopoly position in the market could actually build.
