Land prioritization and experiences with bidding procedures

Yes, that's true, it is located in the Bergisches area and Cologne is approximately 40 km away.

Unfortunately, I have no reference values from other plots in the town itself :/. A bit more rural, a nice plot was once offered for 240 euros/sqm (standard land value 215 euros/sqm) -> but that was sold after just a few days.

Which of the plots 4, 3, and 2 would you prefer and why? Maybe we’ll get some input we haven’t even thought of yet :)

I have a small input for you. The plots are partly quite irregular. Such unmotivated little corners as with No. 2 are probably hard to use and are correspondingly wasted land. In this respect, No. 3 would be the most favorable as it is nicely simple and rectangular. On the other hand, that plot is also the smallest...

From experience a few years ago, I can tell you one thing. The city of Bergisch Gladbach had demolished the sewage treatment plant in Refrath and remediated the soil. Refrath is one of the most desirable locations in Bergisch Gladbach, just outside of Cologne. As with you, only one bid in a sealed envelope was allowed. People outbid each other like crazy. To this day, according to BORIS NRW, the land value is significantly above the prices in the surrounding area, but not as extreme as in the first years. Conclusion: Decide what the maximum price is for you economically and psychologically in the overall package. There will be no other upper limit. PS: Online there is a house that was built there at that time and still has not been completed; the interior finish is missing. Perhaps the buyers ran out of capital early due to the excessive bids. A realistic limit for the bid is important, and if you do NOT get the property for that price, who knows what it is good for and what it saves you from.
