How do you arrive at 40,000€ additional purchase costs? The real estate transfer tax applies only to the plot.

What has just been overlooked here but is not unimportant.

You live rent-free and with a salary of 4100€ only have a savings rate of 1500€.

That means to me now, you have 1500€ to pay off the loan and still have to pay additional costs from that. That sounds like it is tight, with about 450€ additional costs.

If that is really the case, then I would think the plan over again carefully.

Even the 1500€ per m2 bungalow is not realistic today. Sorry

Rent-free does not mean free of additional costs. We contribute €300 monthly towards additional costs and also pay €100 monthly for a storage room where a large part of our furniture is stored. That almost reaches your €450 additional costs.

In the financing calculation, we were offered a possible total amount of €330,000 with a payment of €1,180. That would still be comfortable to pay. We would prefer €300,000 for ~€1,000.

What would be a realistic price per m2 for a bungalow given today's construction costs?

Sorry, the terms got mixed up there. The 20 go towards purchase incidental costs and extras. No matter what the taxes apply to. The 20 will go towards whatever it is.

And then replace Kaufnebenkosten above with Baunebenkosten. These will amount to 40-60.

Calculate with 2000 euros/sqm and you will probably be about right. This is not luxury, but a reasonable average.

I am glad that the issue was finally addressed here by Tox.

BU says the house costs 220,000. However, his offer will be an absolute standard offer. If you even have to upgrade the underfloor heating or the controlled residential ventilation with him, you can see 280,000€ including floor coverings, etc. Then add the land and the incidental building costs... which are not considered anywhere.
-> 400,000 including outdoor facilities...

Yes, but that’s nothing compared to the maximum flexibility you have. In the end, you save a lot because you are not dependent on one banking partner.
