The separate listing can also have advantages for real estate transfer tax, as a portion of the contributions is not taxable. (At least here in BW)

Exactly, everything is laid up to 1m into the property. Exactly the same situation as with me. The seller laid everything up to 1m inside and created a private road. For that, I paid a certain amount. Period. What came next was the invoice for setting up the power pole from the utility provider, the water guy connected the drinking water, and a company around the corner did the wastewater from the house up to the (including) shaft. Then no one else came and said, now I want money for delivering and laying the water pipe, the wastewater pipe (in the street up to 1m inside). In that respect, I was involved in the internal development because that's where the question would make sense. Because material/labor/service can be charged there and clearly for the property owner. But if it is like this, then wow... there is nothing that does not exist.

you have different conditions. As soon as I read private road... this is a new development area of a municipality and not a private seller.
