KFW Program 153, Confirmation of Application (BZA) Living Area

Hello everyone,

we submitted our house with 190 sqm for financing with a Kfw application. However, there was only a living area of 175 sqm stated. Our architect (who coordinated the energy consultant) explained this to us by saying that the utility room and unheated areas (showers and bathtub) are not included in the living area for the KFW.
I really can't believe that.

Is it actually true, as our architect explained?

Layman's opinion: So I can possibly still understand if the technical room is excluded when talking about living space, but not the shower or bathtub. However, the 3 sqm is not worth mentioning. The building services room, like storage rooms for example in many household insurance policies, also does not belong to the living space. Unless you live in the technical room. I don't.
