Good morning, the plot of land is already available and we plan to build an urban villa/townhouse in Kfw55. Since we want to grow old in the house later, we are already planning so that it can be completely lived in downstairs and thus rented out upstairs. Now the following questions arise: 1. If I plan the house as a two-family house from the beginning, can I then claim 2 x KFW funding? 2. What are the requirements I must fulfill in order to receive the above funding (apart from energy supply already designed for 2 parties, i.e. two electrical circuits, 2 lockable residential units)?

You simply have to plan a two-family house or two residential units (also in the building application) and build accordingly. With everything that is necessary for it.

Good day,

In addition to nordanney, I would like to suspect that it would be a case of subsidy fraud if you apply for funding for 2 apartments while creating facts by being the sole occupant of the two-story building.

Rhenish greetings

Apparently, this "tapping into" of subsidies is becoming fashionable

What do you mean by "abgreifen"?

Since I want to build independently of oil and gas, I automatically end up with a heat pump.
If I go to the builder with these ideas, I already automatically end up at KfW55.

If I then do not use the subsidy, I am basically giving away money.

About 10,000 in interest on 100,000 over 20 years with KfW or 28,000 in interest through a normal bank (for 100,000).

Where do you get that from? I am always very cautious with such accusations. It is certainly correct to point this out to the original poster, but not to immediately accuse them of fraud.

You plan and build your house as a two-family house = single-family house + granny flat. This starts with the planning and the building application. Here, all necessary requirements for two residential units must be met and also realized. Whether you rent out the second residential unit or initially use it as storage does not matter.

It should also be noted that the KfW only subsidizes up to the actual construction costs. If the granny flat has a lower value than 100,000 euros, you only receive the second subsidy up to the construction costs.

However, if you build a two-family house, you can of course also receive the subsidy and grant twice. That is a maximum of 200,000 euros at an interest rate for 10 or 20 years with a variable term. With an Efficiency House 55, you then receive 10,000 euros (with a maximum of 200,000 euros subsidy) as a repayment bonus.

We are planning a three-family house, so the whole thing times three.
