KFW 40 plus / Energy-efficient building with clinker?

Hello,

we would like to build a multi-family house for rental purposes.

Since the plot is located on a main road and I do not want any follow-up costs for the facade, I would like to build with clinker bricks.

However, we are already fairly certain that we want to build according to Kfw 40 plus.

Is energy-efficient building compatible with clinker bricks?
Are there any experiences regarding how many percent clinker costs more compared to plaster?

I know from Viebrockhaus that they build KfW 40 plus and also offer a clinker facade, so that should be possible. I think that clinker is usually more expensive than a plaster facade, but you don’t have to repaint it.

Why should you build a multi-family house as 40 plus? People do that as an investment property and not for personal amusement. Or are you moving in yourself? Apart from that, of course it is possible. How much more it costs compared to plaster is hard to say, since the wall construction, windows, shading, etc. have to be designed differently. For a single-family house, it amounts to an additional 10-20k€, for a 4-family house, therefore about 30-70k€.

But it was built with a developer or general contractor, right? And they probably offer many houses with clinker anyway? We went through all the companies for an initial meeting and some don’t even offer clinker at all. With them, the extra cost was as wrote. So the variations are really extreme and it totally depends on the company.

In general, it is definitely possible. Viebrockhaus definitely builds like this and many have clinker. Just check their website. But for the return on investment, the cost/benefit factor is absolutely nonsense.

For the ETICS, I have to have it repainted.
The property is intended to serve as a long-term investment. Over 30 years....

KFW 40 Plus for rental definitely pays off according to our architect.
The additional effort is covered by the subsidies and of course I can also ask for higher rent prices in the low-energy house.
