Is this financing offer good?

The calculator is really great, I’m constantly experimenting with it.

The special repayment at 7.5% is a special condition that my girlfriend gets as an employee. Unfortunately, I can’t say if we will really be able to make that much special repayment with a child. The home savings contract is allocated after 15 years and can then be repaid/serviced in any way. An option would be to refinance after 15 years if interest rates stay this low. For that, you pay 2.2% now instead of 1.84%.

Simply calculate the costs for yourself. What will 15 years cost you, what the [Bausparer]. And keep in mind how interest rates need to develop for your rate to change significantly.

If I repay €300,000 at 1.84% with a €1,138 installment, I have a remaining debt of €159,579 after 15 years.

In combination with [Bausparer]+200k loan, the remaining debt would be €171,287.

In other words, I would have repaid €11,708 more after 15 years. However, I no longer know how to continue with my math skills.

Well, with the building savings contract it's quite simple how it continues.

In the 15-year variant, you make assumptions about what the follow-up interest rate could be. For each variant (with different follow-up interest rates for the RS), calculate the total costs (i.e., add up all the interest and fees).

At some point, with a certain follow-up interest rate, the costs are higher than in the savings plan model.

With Excel, this works great. And with the goal seek function, you can even simulate the break-even point exactly.

I understand what you are talking about, but I am not skilled enough to transfer the whole thing into a spreadsheet or calculate it otherwise.

Certainly also speculation about how interest rates will develop in 15 years.

Would now favor 200k€ at 1.84% and 100k€ BauSpar.

I have thought it over again and the home savings option is worthwhile from an interest rate of 5.9% Now, of course, it is not clear where the interest rates will stand in 15 years and I am as wise as before
