at 5.9 I wouldn’t even think twice: the security is significantly more expensive. try approaching insurance companies, there are pure annuity loans with better conditions

We have just been offered an effective interest rate of 2.8 over 30 years with [Bausparer] and one with 2.3 over 25 years with normal annuity loans. But since we only need a maximum term of 25 years, it will be recalculated. But somehow the [Bausparer] is significantly more expensive. What is the reason?

DEVK currently 2.35% for 30 years, but only lend up to 80%. 25 years 2.22%. Just as an example. They have just gotten more expensive, a few days ago still 2.15% for 30 years.

So with our [Bausparvertrag - Vorfinanzierung] you pay a savings rate plus the interest on the entire sum for 15 years; with an annuity loan, the interest amounts decrease with the first installment. Because of that, you naturally pay more but have no risk regarding the interest rates after 10/15 years. I hope this is expressed correctly. We have, by the way, decided on a regular annuity loan at 1.8% for 15 years.
