Hello everyone,
I urgently need advice from you.
We bought a new apartment as a capital investment a month ago. Since we heard from the builder that it is a KFW efficient house, we applied for the KFW loan (50000 EURO). We initially received an approval, until the loan application with all data was rejected. The letter states:
'Unfortunately, this confirmation was issued for a KFW Efficiency House 70 according to the Energy Saving Ordinance 2007. However, the KFW approval dated (date) was issued for a KFW Efficiency House 70 according to the Energy Saving Ordinance 2009.' (I don’t understand at all what they mean.)
I spoke with the builder, who then called NRW.Bank, the answer I received from him today is: the house is a KFW Efficiency House 60; when the building permit was granted in 2009, there was no KFW 70 or 55 yet. The other apartment buyers did get the KFW loan because they already bought in 2009.
I don’t understand it anymore. My questions are:
1. What does the letter from NRW.Bank mean?
2. Is the builder’s explanation correct?
3. Has there really been a change in KFW funding since 01.01.2010, so that KFW Efficiency House 60 is no longer subsidized, but only 70 and 55?
2. Is there still a low-interest loan for KFW Efficiency House 60 at KFW at all? Or do I have to finance the 50000 euros completely with a regular bank loan? Which would mean a big loss for me.
If someone understands it, here is the application filled out by the energy consultant:
Construction, manufacturing or initial purchase of a KFW Efficiency House 70:
The annual primary energy demand Op related to the usable floor area An is 59.00 kWh, the ... transmission heat loss Ht is 0.378
W/m2K, ... maximum values of 92.16 kWh for the ... and 0.590 W/m2k for the specific transmission heat loss are met.
