If this plot is already so expensive (for your region) and also has a flaw, then look elsewhere for the right plot for you. P.S. Overall, it is inexpensive for you, I am used to different prices from Düsseldorf and even on the edge of the Ruhr area we still had to pay almost 300€ per sqm for our current house.

I would first try out the suggestions here. Not just visit the property on one day, but on different days. We prefer Friday, Sunday, and depending on the time, another day. Rush hour and at night, when you want to sleep with the window open, I find especially important to test. And of course, you can get used to many things. I used to have a federal highway, railway, and river with cargo ships behind my home just 200m away, one after another. It never really bothered me. Until I lived somewhere else for a while. I couldn’t sleep at home anymore, and I also noticed how restless I had been at night before in comparison to the new apartment. Even if you get used to it unconsciously, it doesn’t mean it doesn’t still cause stress to your body. Therefore, a property in a quiet residential area is essential for us. And I don’t find it that expensive either. €140 per sqm is “normal” here as well. In the next small town, it’s already €250, and 20 km from here you pay between €600-1500. That’s when it stops being fun........

I wanted to post an update. We decided against the plot because of the country road. We were there at different times of day and days of the week. No matter the time, there were always cars regularly audible. What bothered me especially was that cars coming from the east were always audible at least 30 seconds in advance. We are still searching but have one in sight where the marketing starts in September. That means we are waiting once again.

Hello Koempy,
I think you made the right decision. We searched for about three quarters of a year for the right plot of land. We had long given up on brokers, as they only offer what no one wants. Of course, the nice plots are either not offered because they already have interested parties or the owner is unclear and the like.
I can only recommend doing it like we did: drive around. Where you like it, pay attention to undeveloped gaps or demolition properties. Try to find out who the owners are. It’s best to buy the land registry map and then inquire at the office using the plot number. But be careful, normally you don’t have a legitimate interest. Nevertheless, we always managed to find out the owner with a bit of ingenuity. Sometimes these are communities of heirs who couldn’t agree on a sale. In such cases, an offer is often even welcome. Or there are residual burdens on the land that need to be factored into the planning. We wrote to the owners by letter so they wouldn’t feel harassed. We always received a reply – no one was angry or anything like that.
And then we had the luck of the diligent. When we saw our land, we already had fallen in love with it. It has to be the same for you.
