Is the planned construction cost including the land realistic?

Painting work? DIY, so just the material? 2-3,000 EUR and you already have absolute premium paint... Tiles and parquet? At 50 EUR/m² about 8,000 EUR Screed and plaster? Pure material very cheap, cement screed maybe 3,000 EUR, plaster... for what exactly, prefab houses are clad, not plastered? A couple of buckets of Rotband... 1,000 EUR?

Plaster, screed, painting, these are not jobs that are expensive because of the material...

Interior doors? Available from 250 EUR per door, including installation materials for 10 doors about 3,000.

That makes around 20,000 EUR. Where exactly is the bottleneck here?

Where does it say anything about timber frame construction? I only read finishing shell. There are also construction companies here that offer a watertight shell. Maybe that's what was meant.

Parquet. Is it with glue and baseboards? Rotband for drywall? What about fine putty, Kurt, etc. Just as an example. Buy or rent tools. Etc.

I will try to address all questions so that in the end it’s clear how realistic my plan is.



No, I don’t have any helpers from construction. I myself am an electrical engineer in industry, so I’m not from construction either. I’m just a DIY enthusiast and do a lot of DIY. The electrical work shouldn’t be a problem; I also connected our photovoltaic system, wallbox, etc. myself. Control cabinets for single-family homes are available preconfigured and ready, and I can handle laying all the circuits...

I also want to install the other trades myself as far as possible. I do think I am capable of installing a heat pump and underfloor heating; it’s not that complicated. I have never done it before, but there are plenty of instructions for it, so in my assessment it is doable :)



Plastering or cladding interior walls
Applying screed
Drywall construction
Floor coverings
Painting & wallpapering work
Installing interior doors
Installing sanitary ceramics & fittings

Exterior plastering should be done on the prefabricated house shell

Foundation is missing, thanks. Earthworks are not much because the plot is flat. Structural engineering, roof, and windows are included with the prefabricated house provider in the shell construction package.

Plan: Shell construction by the prefabricated house provider in a few days. Everything else within one year, using the complete annual leave (50 days in my case) for the construction, the rest after work). By the way, the house is timber frame construction.

One would have to see the entire scope of work description to find out what exactly is meant by "Ausbauhaus". With some, you still have to do the insulation of the exterior walls yourself, etc. etc.

1100/sqm sounds so incredibly cheap, you really have to question that...
The house doesn't have a staircase?
