Is the planned budget sufficient? New construction

Hello everyone,
We want to build a house next year in Bavaria (Landkreis paf) and I am currently dealing with the costs and financing. I hope you can help me.
We finally got a building plot (new development area, fully developed).
The plot is 586 m2 and costs about 213,000 euros including incidental purchase costs.
Now we have received an offer for the house (165 m2 without cellar).
258,000 euros (more sockets and sample fittings already included).
The following items are not included:
Screed, interior doors, sanitary objects, floors, interior painting and bathroom tiles.
For these items, I have calculated 25,000 euros (except for the bathroom tiles, we want to do everything ourselves).
So I have arrived at the following calculation:
213,000 building plot including incidental purchase costs
25,000 items mentioned above
10,000 kitchen
10,000 connections (no gas)
10,000 outdoor facilities
6,000 earthworks (estimate from the civil engineer is 3,000 + 3,000 buffer)
1,500 soil report
1,500 surveying
1,000 building application
= 536,000 euros
Have I forgotten something fundamental? Are the amounts I mentioned sufficient? If necessary, we would use the 10,000 for the outdoor facilities as a buffer and keep 15,000 of the equity capital back.
What do you think? The plot is flat and we are building without a cellar.

Oh dear oh dear. No, that will definitely not work, and in Bavaria, even less so three times over. I am happy to break it down for you realistically (I am assuming a normal to upscale standard):

313,000 (will never work like that, you have to calculate at least 1900 m²) 213,000 building plot including incidental purchase costs 15,000 kitchen 10,000 connections (no gas) 25,000 exterior facilities 10,000 earthworks (estimate by excavator is 3000 + 3000 buffer) 1500 soil survey 1500 surveying 1000 building application 6000 screed 5000 interior doors 10,000 sanitary 2000 interior painter (materials only) 3000 bathroom tiles 15,000 (garage or carport?)

Total: 631,000 euros

If you omit some things or do more yourself, I see 600,000 euros as the absolute lower limit. But that would be builder standard and nothing upgraded.

For 25,000 euros .. so material and what you invest to sweeten the cooperation for friends? 165 sqm x 30 euros flooring plus adhesive plus skirting boards etc. I’m at at least 6,000 euros Sanitary fixtures .. who installs them then? What belongs to that? Cisterns etc.? Painting work ... what preparation work is included? Quality of the plaster etc.. Screed for ground floor/upper floor ... no idea what that costs ... but who is then responsible for heating program, screed drying etc.? ---------------- For the other costs I can recommend .

Hello, unfortunately I already expected such answers... Nevertheless, thanks for the sobering reality check.. So, my husband has already worked as a landscaper and could do the entire outdoor facilities for us. We are getting wood for the terrace, carport, and possibly the fence for free. The brother-in-law is a carpenter and would build the carport for us for free. We asked the kitchen manufacturer; he said that for 10,000 we can get something decent, you can also buy a more expensive kitchen and then display it in his store, then you get it correspondingly cheaper... The sanitary fixtures would be installed by the developer. I only budgeted 4,000 euros here for a bathtub, 2 showers, 3 sinks, and 2 toilets (with everything that belongs to that). I calculated 3,500 for doors (10 doors). They just won’t be the highest quality, but with a small child in destroyer mode that isn’t really sensible anyway. You supposedly only have to prime and paint the walls and ceilings (brick ceiling). Floors, well, better quality downstairs, then laminate upstairs. I don’t yet know about the drying of the screed, but we would definitely find a solution.. And dear relatives are welcome to help, they’ll get something to eat for that. In the worst case, the whole thing should cost 550,000, it simply can’t be more. We don’t want to have to pay back until we drop dead – and you want to live as well. Maybe even a second child... We really don’t have the highest demands and would make compromises regarding the quality of the doors, etc. But not with the house itself. We also have other offers that are cheaper, but the developers don’t necessarily have the best reputation... So just forget it, right? Or build smaller?

Well, look, we didn't know that. If you get some things for free and are willing to help out, then you can manage it. Likewise, if the demands really aren't that high, then that saves a lot of money. Anyone who is satisfied with CPL doors, without a ventilation system, partly laminate flooring, inexpensive sanitary fittings, plastic windows, etc., can save a lot.

Garden in EL also saves a lot.
