How do you want to build? Turnkey? Without a basement, a house like that from the general contractor costs about 330K in brick construction ... then your kitchen on top of that, and outside you can do it yourself as you say ...

The more you do yourself, the cheaper ...

That's what I wanted to hear, nah, nonsense, I can handle the truth! I should have explained that in more detail beforehand. The thing with the ventilation system worries us too. Well, we'll have to see what it would cost... The developer usually installs high-quality items, that's why we removed everything so we can install cheaper stuff and still somehow afford the house. I just don't want to sugarcoat it and end up getting screwed later...

Kathrin, that works. With discipline. There is also good vinyl in Bavaria for 20-25 sqm. Glue etc. is not more expensive where you are. The interior doors come white and smooth. The windows are white plastic from Poland from Drutex and are by no means less airtight and less durable than Bavarian wood-aluminum ones. Drutex is also cheaper than the others. Stick with it. Do your thing, no matter what others babble.
And one more thing, cheap is not bad. Often it is just appearance and fashion. Ventilation, forget it, take RegelAir. Google it. Cheap and it works.

Yes, a brick house with 2 full floors. 258,000 euros, all included except for what I wrote above. It is really a top offer. And the developer delivers good quality and is reliable.

We also built in the district of PAF, 125 sqm: completely turnkey, that is without own contribution, by a local general contractor, no basement, no outdoor facilities, solid construction, KFW 70, all additional construction costs included except for electricity connection, water, sewer, telecom connection for 2150 euros per sqm. In the end, there were no additional costs.
