Wait first to see if your preferred provider even signals any willingness to accommodate. And if so, they should roughly align with the 15 payment installments in my example.

Thank you construction expert! You are right, I expressed myself incorrectly, the property is already in my possession! So, it is objectively a general contractor. To be honest, I didn't plan to submit to this plan either, but fortunately, that is still a matter for negotiation. Even though I am now somewhat disappointed by the provider after the very positive impression....

So after an initial remark about the payment plan, our provider has indeed shown a willingness to negotiate. This afternoon I will see how much that is worth. But his statement about this payment plan: "We adhered to the guidelines of the consumer advice centers when creating the payment plan, but with an additional 5%. This was due to the 5% completion guarantee." That sounds plausible to me, how do you assess that?

Hello,

the conversation yesterday was very good. Willingness to negotiate is there. A first proposal from the provider looks like this:

4 (5) % after handover of the building application documents
(after individual planning, preliminary building law check, completion of the building application and drainage drawing)
3 (4) % after receipt of the building permit
(incl. approval of the drainage drawings)
12 (14) % after completion of the foundation slab
(incl. completion of the base pipes, earthworks in the area of the foundation slab, creation of foundations and
thermal floor slab)
13 (15) % after completion of the reinforced concrete ceiling above the ground floor
(incl. completion of the shell walls ground floor)
16 (18) % after erecting the roof frame
(incl. battens and installation of the underlay membrane)
18 (21) % after installation of windows and exterior doors
(incl. completion of the shell walls attic)
11 (7) % after completion of the interior plasterwork
(incl. electrical rough installation)
12 (10)% after laying the screed
(incl. laying moisture barrier and screed insulation as well as rough installation heating)
4 (2) % after predominant laying of the tiles
(without skirting boards in the area of the interior doors)
2 (2) % after installation of the staircase
5 (2) % after final acceptance
(and installation of the interior doors)
