But if the offer is 300000 plus incidental construction costs plus outdoor facilities plus special equipment, then we end up at 400000... and that is too much!

The area is just as cheap as its beer ;-o

Then roughly calculated BY are about 5% incidental purchase costs, about 15k. Equity 20k fits.

Gross: €4,300 x 35% = €1,505
Rate: 300k x 6% / 12 months = €1,500
Savings + cold rent: €1,400

Quick estimate: 3% repayment and 2.5% interest are €1,375 monthly with a residual debt of €136,500 after 15 years. That’s the good news. Big leaps are not possible. Not much should go wrong either. And it gets tight with children. So it depends on the actual offer from the bank and to what extent one can and wants to limit oneself.
