Is the financing plan realistic?

If you don't want to get money from the KFW Bank, of course you don't have to meet their requirements regarding building supervision. Then you only have to meet the minimum requirements of the Energieeinsparverordnung to obtain a building permit at all. But that should not be your problem, but the developer's.

Hello,
just a question about what I should make of this. I found an offer for a plot of land with a house from Bien-Zenker on ImmobilienScout. I then inquired there. Instead of receiving more information about the house and the plot, I got this:
"…
If we conclude the house contract together in December, I can offer you the following!!! (Subject to the right of withdrawal from the plot so that you can secure the promotions)
-2% special discount on the final invoice
-Foundation slab -500.-€
-Kitchen with all appliances for approx. 5000.-€ free of charge!
-Broker checkbook up to 10,000.-€
-Component credit up to 6000.-€
…"
Additionally, there were documents about the house price and what costs how much, and then an agreement "Right of withdrawal from the building plot". It says something like … "The builder can withdraw from the contract free of charge if, despite immediate and persistent efforts, he cannot acquire a plot in the xxx area that may be built on with the house from Bien-Zenker…"
That seems kind of strange to me. Why should I sign a contract for work without having a plot beforehand? The house size and equipment also largely depend on the plot costs in our case.

... so that Bien-Zenker has you on the hook. The credits are already factored in beforehand anyway.

Please take your time when buying a house and don’t let yourself be pressured (this applies to all purchases involving large sums, by the way). When buying a new TV, you first check online through reviews/forums, then look at it in the store once or several times before buying – and compared to buying a house, that’s only peanuts.

yup, I agree with nordanney. They just want to cast out the fishing hook and hope you bite. That's about as legitimate as all those kitchen studio/furniture store offers with their 10-20-30-40-50-60-70% discount promotions, which they probably double the price on beforehand. Such a provider would be completely dead to me immediately. Best regards, Andreas

I already thought so, I just thought Bien-Zenker was a bit more reputable. The ad was also very strange. The ad was about a 550sqm plot with a shell house and 130sqm living space for €249,000. I understand that a shell house ends up being much more expensive, but I wanted to know exactly where the plot is located. The answer was just "We will find the right plot for you through our land department!" What now, I thought the ad was offering a plot.... Where can I find plots without builder ties? I have already looked in the Berlin municipal real estate portal, on immonet, immoscout24. But almost all plots are tied to builders. I would like to purchase the plot and then choose who builds for me.
