Thank you for your assessment
The total living space is 160 sqm. Of that, about 140 sqm will have parquet/cork installed. We have budgeted around 13k for that and hope that will be enough (tiles in the entrance, bathroom, and guest WC will be laid by the company and are included in the above-mentioned price). I am including 5k for electrical work in the overall consideration. Maybe the incidental construction costs won’t be 50k after all, and there will be some money left over?

Definitely nothing will remain. Just the garden for 15 thousand euros will probably not work. Better to plan for 30-60. There will still be many unforeseeable costs.

Luxury problem - you don't have to have the entire garden done. The minimum is a driveway that can be driven and walked on, including the entrance area. The low equity share affects the conditions, but you know that beforehand...

Hello, sorry if I’m being so direct. But you’re already struggling for every euro. Then comes a second child, parental leave, etc. burden of a new build. Financial cramps. So I don’t know... it really doesn’t sound good!

Your expenses are insanely high. You have about €500 more net income. Rent is the same. We have 2 children and our expenses including rent are €2200. We are financing €100k less with €100k more equity.

You need to get your expenses under control, otherwise this will be a tight to impossible situation. If the expenses remain as they are, I don’t see the project positively, even if you will almost certainly get the loan.

I think you will end up somewhere with 2% repayment and 2.2% interest over 20 years with a €1800 rate. With monthly additional costs you are at €2250. After 20 years, €255k would still be outstanding. Under 2% interest you probably won’t get with such low equity.

If you don’t go back to full work right after maternity leave, the expenses issue is already settled anyway. You can’t even go on parental leave with the heavy burden with the second child.

So first get the expenses permanently under control and possibly save for 1 year (yes, I know that sounds easy) and then you can start without worries. And always align the schedule with the end of the Baukindergeld, otherwise it will be a zero-sum game.
