Is the construction description for the apartment with floors okay as it is?

Hello everyone,

we are considering buying a ground floor apartment from the developer,
The real estate agent sent me this [Bauleistungs Beschreibung].
It reads detailed and good to me. Is that really the case?

Is it common to pay a reservation fee of 5000€?

It's too small on my phone to read everything.

But regarding the reservation fee - payment to the broker - I can say something directly.
- Standard reservation fees (in the terms and conditions or pre-formulated contracts) are inadmissible according to the Federal Court of Justice
- Reservation fees that the customer cannot get back are inadmissible
- Individual agreements are possible but subject to strict conditions
- In practice, reservation fees are therefore very rare nowadays
- If the reservation fee request comes from the seller/developer, notarization is required

I have already researched that as well by now….

So far, the contact has been very positive, but this move makes me a bit unsure now. Of course, I would like to have the apartment and next week is the appointment at the bank to sign the financing agreement. The processing will then take a few more days, and I won’t make a definite commitment until that is finalized.

And if not? Please specify your concrete questions. Then you will gladly receive professional assessments here. Keep in mind: a developer project is not a wish concert, the construction service description is not a "negotiation basis," but "take it or leave it." You can buy the apartment or not, but nobody will make special exceptions for you.

I don't want any special treatment.

I have not seen any construction description before, to me it all sounds detailed and good.

Whether something is missing, whether I should ask further questions or something similar, I unfortunately cannot judge. Therefore, here is my question.

I know some from the single-family house sector and skimmed through. Reads normal. But I am not familiar with sound insulation and co-ownership in multi-family houses. What can get expensive: different bathroom design, larger/more comfortable tub, two-way switches and additional sockets. In the kitchen, for example, the 8 include the appliances. In the bathroom, corner moldings are often upgraded, fixtures in the shower and so on. Floor coverings are good too…
