Is my budget sufficient? 210 thousand euros for a single-family house

Hello,

even though this question has been asked more than often, I want to ask it again. I would like to build a single-family house with about 120 - 130 sqm of living space + storage room and garage. Since I have already read quite a bit here in the forum, one can roughly make the following calculation.

Now I am my own spoilsport because the budget is only EUR 210,000. So I would have to give up the construction project at this point, but I just can't wrap my head around the fact that you can't build a house for EUR 210,000. I would describe my demands as simple regarding the equipment and high regarding the quality. I don't need any luxury but absolutely cannot stand rickety windows/doors and creaking stairs. I don't want much, but what I have should be solid. When I tackle this, I want to be pretty sure that this limit will not be significantly exceeded.

Specifically, I would say the following. Simple floor plan - terrace - no slope - roller shutters - no curtains inside, instead blinds - no frills - everything tiled except for bedrooms and children's rooms - bathroom with WC - separate guest WC - no underfloor heating - no electric roller shutters/blinds/skylights - no automatic residential ventilation - walls/ceilings painted white with woodchip wallpaper. As the only luxury, I would like to have a wood stove in the living room and a network connection in every room. Everything kept simple but of solid/durable quality. As own contribution, I would take on the painting work (wallpapering/painting) and the outdoor facilities. In addition, I would do the flooring that will not be tiled (bedrooms/children's rooms) as well as the cleaning work myself. Preferably in solid construction.

Now to the big question. Can one completely forget about this? Or how would one have to go about building a simple but solid house for EUR 210,000?

Solidly made of aerated concrete
110 sqm turnkey, 1.5 stories, knee wall 70 cm,
underfloor heating, Lunos ventilation with heat recovery, gas condensing boiler with solar for hot water,
120 sqm paving for courtyard and terrace, 45° gable roof, Kfw55 standard with triple glazing,
perimeter insulation, ETICS, walk-in shower, own work on floors except tiles, wallpaper, garden
For 155,000 + 45,000 construction ancillary costs + 35,000 moving and furnishings

We waived a basement that would have cost 50,000 euros extra :)

Of course, it depends on where you build. The plot may be more expensive than the entire house :/

@Mutz Garage for 15,000? If money is that tight, take a simple metal garage. Costs including foundation and flooring 2,000 - 3,000 EUR. Kitchen for 15,000 is also a lot. Unless the kitchen is 35 sqm, 10,000 is definitely enough. Simple floor plan is good, but then no dormers, bay windows, or other extensions. Try to get by with better insulated wall construction around the solar system (water/heating) (keyword "15% regulation"). That stuff costs a lot (10-15 TEUR) and hardly brings any benefit. Your energy consultant/M&E engineer will tell you the alternatives if they are not just a salesman.

So you can also save on the kitchen - 6500,- will do here, right? Then go with the size of the house at 110-120 sqm. Leave out the garage and choose a wooden carport. If applicable, leave out the roof dormer and if applicable, leave out the roof window. That should get you there more likely!

Hello,
I always admire people who manage to fit everything in 110m² without a basement.
It wouldn’t work for us... alone all the stuff for some hobbies already fills garages or entire basements for us and many acquaintances...

With 210,000 you won’t build a single-family house, at least not a solid one. And if you do, it will lack a lot (interior finishing, enough sockets/windows, landscaping, stairs, splash protection, etc.).
You already know the additional costs, be glad if they stay at 35,000€. For us, with a flat plot, we had to add 8,000€. But we knew that.
You can build the garage later, we had to do that too.
The kitchen can be cheaper, and painting and flooring can also be reduced with your own labor.
However, the sticking point is the house. Because not even that will fit into your budget. Without additional building costs, yes, but with them, I see black.
Unless you take a cheap bucket and live with the consequences.
As drastic as this sounds, 210,000 is simply not enough. And you can only be sure that it doesn’t exceed your amount AFTER the build. Beforehand, you can only try to minimize the risks.
