Is it possible to copy building plans or does it cause legal problems?

Hello

I have a large older multi-family house and now want to sell it in the spring and get a smaller fully renovated house.

However, I am now considering maybe building new after all.

I have a very good friend whose newly built house I really like! Would it be legally possible to simply copy all the construction plans for his house and use them for myself, or would there be legal problems with his architect or the engineering firm that created the plans?

To use is legally something different than to duplicate.

I assume a standard house, there you can take the floor plan. Individual architectural designs with recognition: no go.

The construction plans are useless for you, since each plan is created for a specific plot of land, as is the structural engineering. The building application/building permit is also "personalized."

Yes, since you will never have the same plot of land, you cannot "copy" a house. However, you can go to an architect and say exactly what you like about it. Your plan is definitely not possible and many have had the same idea before you ;-)

Ok. Thanks first of all! So the house has no basement and if both plots are flat or even next to each other on the same property, it should be possible to transfer everything? Or let's say at least from the foundation slab?

If the same house is only to be adapted to a new plot, then why hire an architect? That is like casting pearls before swine or throwing money in the trash.

Any builder should be able to manage that. Recalculate the statics, adjust terrain heights if necessary, and it's done. At least if it is really about copying here.

And who then submits the building application? Who signs the statics? Etc.
