According to layman's intuition, a floor plan is already half the planning, and the shell construction is already half the house. That's why so many prospective homeowners consider architects' fees to be a rip-off and underestimate the costs. The layman doesn't mean this offensively but simply builds logically on two unfortunately wrong assumptions.
What else is included in the planning?
If I have the detailed construction drawing and static analysis, couldn't I just privately find a civil engineer to submit these two documents for a building permit? Apart from the land register entry for the property, what other documents would I then need?
