Is it possible to build cheaply in Hamburg?

Hello everyone!

Greetings from Kiel, where I live with my small family. My husband and I, both 35 years old, and our little son.

Kiel is beautiful, the beaches around it, the nature, the peace, we will miss all of that. Unfortunately, as is well known, there is not much work here, so we are looking towards Hamburg.

Like many people, we also have the dream of owning a home, but the prices in Hamburg are very steep. Then you ask yourself if it is even worth going to Hamburg? Only for the work? Yes, the cultural offerings and job opportunities are much better. The city is beautiful and the nature around it as well! But what about owning a home, no one can afford that! For us, cities like Wedel and Nordestedt from S-H would be an option and in Hamburg the outskirts like Langenhorn, Duvenstedt etc., so the northern side of Hamburg. No matter where you look, prices for new properties start at €400,000.

Has maybe anyone managed to build a house for this price? Including the plot? When you look at the construction companies, it is pointed out that the price (just for the house) depends on the building location. Why? The resources used do not change.

For 400 TEUR in Hamburg or the surrounding area including land? By now I would almost call that almost impossible in almost any region. But definitely here around Hamburg. You have to go far out.

One advantage of the northern Hamburg area and the surrounding area is that you can orient yourself towards S-H. There you tend to find many, including smaller construction companies, that are not as pretentious as those directly from Hamburg.



No, but purchasing power, demand, and supply change. And that is usually significantly more decisive.

Hello 400k For house and land in the [Speckgürtel Hamburg]? No, it doesn't exist.

Who can afford that? A high income, and/or a lot of equity and low interest rates.

You have to weigh what my own home costs me in Hamburg and what I can earn here in relation to Kiel. I could imagine that Kiel wins in this regard.

We newly built in 2017, 12 km or about 15 minutes by car from Wedel, and paid around €480,000 all-in. The plot is quite large, with 680 m² + 1500 m² of forest.

Wedel was already too expensive for us back then. We previously lived in Hamburg-Rissen (the westernmost district of Hamburg bordering Wedel) renting and "had to" move out to afford our own home. However, we are very happy here and would do it the same way again. Especially with a child, it is really nice here.

My wife works in Hamburg-Blankenese and commutes about 30 minutes to work. I work 80% from home.

Here in the town, however, we have everything you need including a primary school, medical center, shopping facilities, and public transportation connections to Hamburg.

Thank you for your reply! Which area is it, if I may ask? Which company did you build with? We were actually thinking of a prefabricated house. How long did you search for a plot of land?

Hey,

so we are currently building with Town & Country and it is also the case that the base prices vary depending on the region. I just had some fun on their website and entered different regions (by license plate codes) and lo and behold... Hamburg would actually be nearly 20,000 euros cheaper for our house than here with us in rural Hesse. So it doesn’t necessarily have to be more expensive in metropolitan areas. I think it depends, for example, on how far raw material suppliers are and so on.
