Is it possible to build an absolute all-inclusive house?

Preliminary remark: After quite a lot of surfing – also here in the forum – I know that this topic has been touched on repeatedly, theoretically dealt with – and ultimately dismissed with the arguments that building a house is simply not 100% plannable.

I want to try again – and then I will probably have to give up and accept: There are simply things you cannot get for money and sweet talk.

What does he actually want???
I want to plan and have built a single-family house of about 180 sqm on an existing, developed plot of land in Zarrentin in Mecklenburg-Western Pomerania.
I really want to plan everything that is known, everything that can be asked and explored IN ADVANCE and then have it done, including the house in detail with floor coverings, painting work, kitchen, bathroom, outdoor facilities, and so on – simply everything (except furniture) that belongs to a house, plan and discuss AND THEN, when everything has really been discussed down to the last detail, hand EVERYTHING over to competent hands (a construction company? A private site manager?? ???) and go on a world trip.

In 6-12 months I want to come back and find the house exactly as planned (not better, but also not worse), get the key in my hand, THEN pay 100% of all costs (this is not necessarily mandatory; some things probably have to be paid in advance/in the meantime) and order the moving truck!

This can’t be that impossible!!! Basically, I only want to pay the construction company, a site manager, or someone else for what thousands of builders have already "gone through/handled" themselves.

Is there really no company that offers this?

Any tip/help is welcome!!!

Thanks & greetings (still) from Hamburg – Carsten

That is probably not a market for us. However, why don't you talk to Scanhaus Marlow, to see if they can manage it? Or ebk, they build entire summer house settlements.

Oh, that must already be quite a lot. In house construction, much of what is delivered and performed is "installed," so ownership reservation is not enough. And the suppliers also want to be paid. With today's interest rates, finding a contractor who is willing to act as a financing bank for you in advance is quite a challenging undertaking.

Or rather, under conditions where one would voluntarily reconsider it.

The other perspective is also currently being discussed, namely here:

Two come to mind immediately.

Schwörerhaus and Weberhaus, they just wanted to see that the financing was in place. And I transferred in 2 or 3 installments: once for the basement, once for the house after final acceptance.

What the original poster wants is more like a property developer.

Just ask local companies. But there will always be issues that no one thinks of beforehand. With us, the e-control cabinet simply cannot be installed where it was planned. Everything looked great on the plans. No one noticed it beforehand. And there are things that you think are great yourself, then you stand in the shell construction and think: that just won't work. And if you haven't planned beforehand where the doorbell goes or the downpipes from the gutters, they will be installed somewhere.

You can do it that way.. but it causes problems, many compromises and is far, far from optimal..
