Is house construction possible or financeable?

Oh, and if you are not already 50..60 years old.. I wouldn’t build only 100 sqm either. What about another child? Or a possible resale? Such small houses must be in a very good location and sellable. However, with the low land price, the location seems rather bad. With 100 sqm, you can also rent/buy a really nice apartment.

you will probably sell a 100m² house in Eisenhüttenstadt maybe even sooner than a 180m² house.

We have acquaintances a bit further south in Guben who built a house with a basement and a granny flat many years ago. Job-wise, the outlook is rather bleak. If they didn’t have the house, they would probably have moved away a long time ago. All the children have moved far away. I wouldn’t be sure if I would want to tie myself down with a house in the region if the jobs weren’t really secure.

You should always consider the prices and earnings in relation to the region you are in.

I come from Eisenhüttenstadt and know the market there very well. This is a special case and at the moment you can sell both a 100m and a 180m house "well". Well in the sense that prices are at rock bottom.. but the demand is there :)

Eisenhüttenstadt and also Guben are more than special cases and are not comparable to "normal" areas in Germany

Edit: Friends had to sell a "newly built" bungalow 2 years ago (financing taken over -> PI). 100 sqm living space, 700 sqm garden sold for 135,000 EUR. Unfortunately, I do not know the construction costs + land. However, it was not a foreclosure sale

If houses are being "dumped" for such prices, one should consider whether a nearly new existing property might not be the better option.

Just found on the internet at Immowelt:
Residential house 109m² built in 2000 with garage and 509m² plot for 170K€
