Is there a rental market in the village? How high is the comparable rent? A 100 m2 granny flat is also quite large. If 420 k is the value of the property with house for you, then make your offer. Hop or top. At the moment it is a buyer's market. But don't be sad if someone else gets the property.

Just my opinion: 300 sqm, they need to be maintained, 300 sqm need to be managed. In whatever way and form. The property costs 100,000 including ancillary costs. You don’t want more than 500. Buy a property, build something manageable on it, then you have it a) for yourself and b) you have it new and quiet and can then also contribute your own work or not.

I cannot quite agree with the aforementioned critical voices. The questioner found a property where he definitely has lower additional costs without an advertisement and realtor, and possibly also competes with significantly fewer other interests. He liked the house. He is a SHK master and probably knows many craftsmen. Thus, there is the possibility to make numerous construction measures significantly cheaper than would be the case, for example, for a desk clerk like me. Then in the more recent answers, the 100 sqm granny flat was completely ignored. With the possibility of renting it out (if that can be done promptly), a completely different financial burden scenario arises. I see it like Hanghaus2023: It could be an attractive opportunity. If it doesn’t work out, don’t be sad.

You could certainly earn the 400 euros as a craftsman through a mini-job, right?

I can relate to some things, namely giving up leisure activities such as trips and vacations, taking a mini-job. I am so glad that we built new and made compromises and don’t have an old shack hanging around.

We had solid equity.

Exactly, we actually know far too little about the house. A whole paragraph is dedicated only to the cistern. It is not insulated and the heating system needs to be replaced for 10k€ (aside from the fact that a new heating system including hot water for 2 units at that price, even with equity, is ambitious). What about the roof? Original condition? If it needs to be insulated, the thousands will pile up quickly. Even if you know many craftsmen, so BAT, quite a bit will be spent. Oh yeah, and it doesn't have a kitchen, or rather 2. I am more with Nordanney who categorizes it closer to a better shell (I didn’t want to say a dump). With a 4 kW storage battery of that size, you won't get much of anything, I always think about the additional costs and those won’t be small at that size... Speaking of which: energy certificate?

No, I didn’t say that. If the house costs over 500k and an additional 100k is needed for the renovation, that doesn’t work. Still, thank you very much for the advice. I assume that with a monthly net income of 7,000 euros we’ll manage quite well. As already mentioned in the thread: "Since I unfortunately have no idea about bargaining and haggling, I don’t know if the offer is very outrageous. There are three other interested parties with us, but they haven’t been able to make an offer yet because they haven’t looked at the house yet. Or should we wait until other offers have been submitted?" I had hoped to get tips on haggling, the question whether such a discount is outrageous, regardless of my financial situation or the condition of the house. Maybe I should have left out the basics of the house, then I might have gotten tips for bargaining. So, thanks again.
