We also want to build, also 130sqm + garage, without a basement. On Monday we have the appointment with the architect. I hope that we can manage with €180,000 for the house + additional costs and lots of personal labor. The plot is supposed to cost €98,000.

What kind of luxury do you have that it gets so expensive?

Do you want to build with a developer or an architect?

We are building near Pforzheim and unfortunately, the plots there are so expensive, 230€ per m². We want to build with the company Wochner. It is a prefabricated house. The basement is included in the price. I might be able to deduct around 6000€ for self-work. Luxury basically means only a dormer and a carport that is realized via a roof extension. Otherwise, without the Kfw70 package, a solar system with gas and a wall heating is planned. The wall heating costs me 3500€ because it is currently a special offer. (But it allows me to switch to a heat pump later)

With the KFW70 package it would be an air heat pump and a ventilation system and wall heating.

We have requested plenty of offers. Schwörerhaus, Weberhaus, Wochner, Town & Country. All are priced very similarly except Town & Country. But I don’t have a good feeling about them. Schwörerhaus would cost us 200,000€ BUT purely a usable basement, no dormer and the house is even smaller. So we have actually already decided on Wochner because they offer the most for the money. For us, the real question is whether it is actually feasible. According to my calculations, I come to about 1300€ monthly with the Kfw 70 house and the KFW70 subsidies.

What must be said is that I now earn 1700 net and my girlfriend earns very differently due to shifts, between 1600 and 1900 net, which in a good month naturally brings us up to 3600€ net. But I wanted to calculate the worst case.

yes, our acquaintance is also building with Town & Country, I’m curious whether the insured price will stay the same.

House (city villa) 126 sqm with a large garage, geothermal heat pump, underfloor heating, solar + water storage should cost around 144,000 + 30,000, I believe.

We also had talks with 3 developers and then I spoke here with the Bauherrennotruf (Mr. Nilson) and he also said it’s better to build with local craftsmen,..... so now we want to build with our known construction company.

Land prices: Here with us (Mainz) they start at 400 per sqm. We want to build 15 km away, there it’s 225/sqm and we have an offer for 200/sqm. We have reserved 444 sqm.

I’m currently on parental leave and will initially work 400 (currency) until he goes to kindergarten, then a second one should actually come.

My husband also works shifts, so it sometimes fluctuates by about +- 200.

We are also 28 and 30 years old.
