Is financing for a semi-detached house feasible?

Hello,
Since Saturday it has been certain that we want to buy the property.
Currently, there is still a problem.
Renunciation of mining rights. Cancellation would be feasible and manageable in terms of financial effort.
However, up to 6 months processing time.
The Ing-Diba would not release a single euro with the current renunciation (10%).
Now we are waiting for feedback from another bank that told us at the time that they would finance it with the renunciation. If the interest rates do not get significantly more expensive, we would buy it and then have the renunciation carried out. Of course, the seller must lower the price.

Deletion actually feasible for money? Rarely occurs. Partial waiver is not a problem for "normal" banks on site, but it does affect the determination of the loan value, and thus also the loan-to-value ratio and the condition offered to you. Why does the seller have to lower the price? He can, if he wants - if there are other interested parties, it could be that you come off worst.

We had several talks with RAG today, a deletion is definitely feasible. However, the offer takes about 6 months.
In this area, supposedly (according to neighbors, all mine workers) no mining was ever done. The mine was closed 4 years after the development of the settlement.

Yesterday an independent financier said we should expect 0.4-0.7% more interest.
But he didn’t reveal the loan-to-value ratio.
Well, anyone can do it easily....
