Ing-Diba was the cheapest option for us - but back then they did not offer Kfw55 (i.e. the subsidy) - it still paid off in the end. The processing works great so far.

You really can't compare that at all, just because we might have a low interest rate, it doesn't mean you will get it, even if you went to the same bank. It always depends on the financing amount and other criteria as well.

We signed our financing in January last year and were very lucky to have caught an especially favorable period; shortly afterwards, the interest rates rose again. We got KfW with 0.75% and the main loan with 1.25%, but as I said, that is no comparison value at all because every bank calculates differently here.

I can give you the tip to use a financial service provider. They were able to negotiate another 0.1% down with the bank compared to what was listed on the bank's website.

My experience: use all resources at once and play everyone against each other! That's how you get the best interest rate! We chose Interhyp and Dr. Klein and also went to 4-5 local banks. The best offer we actually received was from a local Sparkasse: 20 years at 1.87% effective.

Interest rates are simply variable over time and can be different depending on the situation - it’s no use complaining that Hans Hermann got 1.4% six months ago, but you yourself only get 1.7%; that really takes away your zest for life.

Hey,

I completely agree. Especially since interest rates are something extremely individual!

One person wants to finance a 2-room apartment in downtown Munich at 30%, providing 5 rented and paid-off apartments as collateral.

Another wants to finance a farmstead in Mecklenburg-Western Pomerania at 100%. No collateral!

Guess who gets the better interest rate
