Is construction possible on this property?

After 3 years it is finally happening and during next week we will receive the purchase contract for the plot. We would be very grateful for an honest opinion whether our building project of a 140m2 city villa + 70m2 ancillary apartment would be possible on the plot or if it is too oddly shaped. There are still spots (marked in white) that are reserved and may still become available (see attachment). Our plot is number 23 (marked with an arrow).

One person wrote, for example: on plot number 23 it will be very difficult to impossible to accommodate an extension of the desired size. With the corner plot number 25, the chances would be significantly higher to achieve a sensible arrangement.
