Line caps are good, but for 120 sqm it's definitely enough for a children's room and a study.

I also think that equity sounds great at first. Although the value of the [Grundstück] is not specified.
However, I consider the construction costs of €300,000 all in to be too low. You want a house with 150 sqm (120 sqm living space + 30 sqm usable space) with good/upscale fittings. That alone costs between €240,000 and €260,000 for the house. This does not include costs for financing/ancillary construction costs/garage or carport/outdoor area/kitchen/furniture/buffer.
Also, I consider €1,000 per month for the installment too high with your income since the ongoing additional costs (approx. €300) will also be added. That would take up half your income without building reserves for the house.
If you have saved the [Grundstück] & equity yourself, then keep saving. The building plot is not going to disappear.

Thank you. I think so too, but when you read what others plan ... it does make you a bit dizzy. Although it's always not so easy to "grasp" how much 120 sqm really is. For example, we don't need a huge open kitchen or a big bedroom... There has to be a 2-meter bed and cabinets, since you only sleep in there and sometimes spend the night grr.

Regarding the fittings... It shouldn't be the cheapest hardware store ceramics, but solid. I'll say mid-range... Nothing fancy.

That is completely sufficient.
Regarding it, there are cheap standard ceramics from Kaldewei or Keramag, for example.
