I would say that if you practice "modesty," you should be able to get the good 140 m² there for the price. Of course, it depends on the additional construction costs that arise (especially possible earthworks). You even have the option to fall back on BU from Thuringia or Lower Saxony there.

That may be true. But he is currently living rent-free with his parents. Does he have to pay board? If I read it correctly, he currently only has 350€ in fixed costs. That makes it relatively easy to save. Even though 100,000€ is a really impressive amount. But since nothing is known about his consumption behavior/lifestyle (does he do a lot with friends? Expensive hobbies? Is he a smoker? Does he often eat out or go to the movies with his girlfriend? Car yes/no? If yes, will he keep it for the next few years? Etc.) assumptions have to be made. And I still maintain that it’s too much of his income for the house. But he can assess that much better himself.
