Only 75 euros insurance for 4 people?
I'm completely missing the item for leisure / miscellaneous...

1900€ net income with a 130k loan, it will be difficult... Additional construction costs, etc., are calculated too narrowly for me.

I won't say anything about the expenses. You know yourself whether the calculation roughly corresponds to reality (then €620 remain every month and flow into a savings account or similar) or not.

But the income situation is of course very modest, if your wife's job should disappear (for whatever reason), the installment can no longer be paid. Your equity, on the other hand, is a big plus.

I would strongly doubt the house price. The sensibility of the expensive heating (not the underfloor heating) as well.

There is clearly savings potential in the size of the land and the house.

As your situation is presented here, one should probably advise against building the house. And then I just noticed that you are employed on a temporary contract ... .

Are you employed on a fixed-term contract? That can be a fundamental problem for the financing bank! Secondly: the cost of living will probably increase in the next few years as the children get older.

I am missing: costs for leisure, hobbies, and clubs. Clothing. Car reserve (workshop). Electricity and heating insufficient for a 4-person household. I am missing the item rainwater, about 5000 additional general earthworks for us.

For the additional costs such as rainwater or car reserve, we still have the remaining 30,000 EURO. Since I work at a major building materials supplier, some items are smaller, but they should not be overlooked.

Electricity and heating have two reasons: 1. The heating with underfloor heating, costing about 25,000 euros, is sized so large because I want a heat pump with direct evaporation that achieves performance factors of 5+. In addition, there is hot water preparation, so this already adds up to a considerable amount. 2. This drastically reduces electricity consumption for heating and generally the heating costs. From experience reports, I know heating costs amount to about 400-450 euros per year. Which corresponds to about 40 euros per month, and the remaining 110 euros for electricity I think is quite well calculated.

For leisure and clothing, I agree with you that some cuts will have to be made if it is to come to that.
