Is buying property now sensible? Experiences?

Aside from the fact that with Town & Country "turnkey" is not the same as ready to move in. Floors and painting work are still missing. Furthermore, with budget providers, significantly more services are done by the builder, so honestly you shouldn't expect the same flat rate for incidental building costs. And yes, with that income and previous rent, you rarely see a house of the lowest standard.

Although, to be fair, you should also take a look at the current features of Town & Country, which are all included. I'm actually surprised myself right now. Here we have the Flair 125 for €260,000 (so €2100 per m2) including underfloor heating, air-to-water heat pump, [Photovoltaik Vorrüstung], roller shutters, fresh air automation, etc. I didn't remember it being so generous before and it definitely wasn't. It shows that customers are being courted again. A good sign. And that providers can no longer charge what they want (with low specifications).

Hi. Exactly to circumvent this risk, I negotiated a subordination with the bank financing the property in 2025/26. This way, we can freely choose a different bank under new conditions, and that bank will then receive the first charge.

I will calculate the scenario you and others suggested of "faster repayment" of the property, possibly also using more equity. So far, I have excluded full financing now for a build in 2025 (hoping for "better times"), although some home builders now offer a guarantee for price adjustments (downwards). I will take that into consideration again. Thanks to you all.

The Lunos ventilators were already available more than two years ago. But yes, they added some things. It was probably simply quite off-putting to offer gas heating + radiators as standard when the gas price is beyond 20c ;) But you also have to be careful not to equate things that are not the same. The Daikin heat pumps are rather at the lower end regarding reputation and probably also actual durability.

Of course, a Dacia is not as good in quality as a BMW, but what is better? Driving a car or walking? I believe the first. And you can also grow old in a Town & Country house without major repairs. Or you go to Viebrockhaus, if you value the warranty but then also pay 50% more. You can do a lot of repairs with that. Even though general statements about how long something lasts are always difficult. I know people whose expensive gas boiler broke down after 10 years while others’ cheaper one lasts 20 years. Sometimes it’s luck or bad luck. Cheap does not always have to be bad. Team Massivhaus, for example, has an excellent reputation with us in the North. And they also build affordably and are really worth their price.

It's always the same old nonsense in the end. Dacia instead of BMW, blah blah.

The trick with Town & Country simply lies in buying everything in large quantities centrally. The small builder who buys 50 boilers per year from Vaillant gets completely different prices than Town & Country, who buy 5,000 heating systems per year.
I also notice this because I already have my gas heating installed while builders from smaller companies are still waiting, even though they ordered before me ;)

The correct comparison would therefore be mass-produced car versus custom-made.
Because ultimately, a BMW is always the same except for a few extras and a few colors.

But if someone already crumbles at 350,000 EUR and 9,500 net, they probably better not build at all?

PS:
The best example is actually screws. If you buy them at the hardware store, you quickly pay 1 EUR each for an M12.
Our mechanical engineer buys them in large quantities for 10 cents each.
