Is building a house today not payable within a lifetime?

Hello forum community,
I have been reading along here for several weeks or months and have so far only dealt with technical topics.
Now I have noticed horrendous figures such as 700-900T€ for house building planning. Is it really not possible to do it cheaper?

I am 45 years old and wanted to build a "small" house with maybe 120 m² and have it paid off by retirement. I have just over 200T in equity in stocks and wanted to get a 200T€ loan from my employer. I could pay off the 200T€ by retirement... I am aware of the additional construction costs and the search for a plot in South Hesse is also not easy. My desired plot costs less than 150€/m², is about 500m² large and should be as flat as possible.

I am aware that construction costs have risen sharply and have so far oriented myself on prices from, for example, Town & Country and Kern-Haus, although I would like to plan with an independent architect or civil engineer. In my youth I already wallpapered, completed an electrician apprenticeship almost 25 years ago, and I am certainly confident about doing some of the work myself. However, I have not worked in a trade for a long time and do not know any (active) craftsmen.

Should I better leave it? In recent years I have enjoyed living in big cities renting because I see home ownership as a luxury, but in "old age" I am drawn to rural areas and would like to have my own little piece of green.

Please excuse me if these questions have already been answered in detail. I have read some threads. But some are really very long...

With a lot of personal effort, very small wishes, and the right construction partner, it can probably still work out, especially if you get such an inexpensive plot of land. But it is tight and can go wrong if something doesn't go quite smoothly during construction. The requirement to have everything paid off by retirement is also a self-imposed pressure that is not necessarily needed. I mean, you would still have to pay rent during retirement...

Maybe first you find the property. The development plan then tells you about the possible construction. After that, you can build and finance and repay. So keep saving and search very calmly, from your secure rental apartment you have no pressure.

Yes, thank you very much for the argument. I hadn’t thought about it that directly. I just don’t like debt. I will take another look at my employer’s financing rules. €200,000 is also the minimum I would have to take...

That's exactly the problem. A municipality will decide next week whether I get a plot of land. If I then find out that I need a €400K instead of a €200K loan, I would really have a stomach ache.

Hello,

especially in rural areas, I would not build new. Why bother if you are alone. I most likely see you renting or buying an existing property. After all, very few people want to live in the countryside.
