Yes, with the OP it is like that. I also said that it would be too much for me to finance.

But to me, it sounded as if you directed your statement at Sturkopf86 or generally said that after the construction "it will always be tight on cash" or that you cannot build with 4500 EUR net without getting into financial difficulties. You can't really say that in general. If you have been well advised by your bank, you shouldn't actually get into financial difficulties.

This is exactly the dilemma we are also facing:

On the one hand, we would like to build and think that it should be possible with this salary. This was also mentioned in almost all conversations with the bank (except one, which viewed it somewhat more critically because of age, etc.). Besides, we don’t really see an alternative. Existing buildings in the area are either unaffordable or in need of major renovation. The only remaining option would be to move to another town, which in turn would mean longer commutes to work.

On the other hand, we are afraid that the installments might restrict us too much and that in the end we won’t be happy with the house.

We have been keeping a household budget for a long time, but this only helps us to a limited extent, since both expenses and income fluctuate greatly. Professionally, my income should at least increase, and I only work part-time. But we are also bon vivants and have always spent relatively a lot of money on vacations and good food....

Oh man, how on earth should we decide?

For us, costs for existing buildings are also way too high and everything is becoming unaffordable, it always turns into a bidding war, we have also had to back down twice because others offered more!

Why don't you just buy the land first if all parameters fit and finance it variably at 2%, that will give you a lot of time and you will already be paying off a bit...

The rate for, for example, 120,000 euros with 2% repayment is bearable at 400 euros with your salary.

That’s how we did it! Maybe a food for thought.

Of course, we could do that, 400 €/month would be easy to manage. But overall, it doesn't get us any further, since the plot of land would have to be developed within a few years (I think 3?). And who knows what construction costs will look like in 3 years? The risk of price increases is what scares me.
