Usually, there is still the possibility of using the attic as an adequate room, e.g., with a fixed staircase and making use of all available heights.

The development plan is pretty stupid and prevents both proper attics and decent outbuildings... Nevertheless, a way will surely be found

At 5 or 6 it's already a money pit

How is the slope?

Would prefer to create above-ground rooms
Sorted out children's items, Christmas decorations, suitcases, and such in the attic
Laundry near the bedrooms
House technology with space for beverage crates, freezer, and tools on the ground floor
Garden shed or storage room at the garage or carport for lawnmower and such

Depending on the property/ elevation profile, a basement or lower ground floor even makes sense. Has already said anything about the property, or have I just overlooked it?

The basement is cool and my favorite rooms are located there. However, I would always depend on the property and house whether it makes sense.

Price-wise, living space on the ground floor is about 2300 euros per m2 and the basement is between 1000 and 2000 euros, depending on the level of finishing.

In general, the basement is cheaper from my experience.

But in the 2300 euros the basement is already proportionally included, or is that the price without a basement?

The plot is completely flat with predominantly sandy soil, but offers hardly any space for ancillary facilities, so the extra-large garage with shed will not be possible. Well, some compromise has to be made, you have to be glad to have found any plot at all without a highway right next door or atomic waste in the ground.
