Is a house building offer for a single-family house on a slope realistic?

About the balcony: The concrete slab is supposed to be extended a bit so that the balcony can be created from it. Below that, two round columns for support.

Roof overhang: We wanted a somewhat larger roof overhang for the look and to protect the house.

Well, I hope that a reasonable/more detailed construction service description will follow when we go into more detail. There are plenty of people like us who first get quotes and then drop out because another offer looks better. Right now, a preliminary design planning is being carried out based on our wishes and information. But of course, I am aware that the price will still change somewhat.

Is the balcony thermally decoupled from the rest of the floor slab?
I.e., a railing will be added in addition!

But that is nowhere stated.

But that is nowhere stated.

And then people wonder why there is no balcony flooring and no railing and no stairs leading to the garden.

A bungalow with one meter... look...

No! A construction service description is fixed by the company. Nothing will be changed... I’ve already told you that twice.
A price is stated in the contract, further items (special equipment) are price-fixed there.
Attached to the contract are the draft/sketch and the construction service description.

Well, it's all a matter of taste, but we like something like that (see picture)

However, there is indeed the case of 2 construction service descriptions: one for everyone and completely public. The other only for more serious interested parties with three times the scope. A bit annoying, but also already seen. The latter was then available simply by asking or on the third question about an ambiguity.

But now he already has his personal one, valid for his price. Good construction service descriptions are sealed watertight by several hands, meaning lawyers. Nothing gets overturned there.

But well. As long as the original poster does not take the step to inquire about his personal services, no conclusion can be reached here.
