Asking first for a rough estimate before I ask the building authority is certainly the more sensible order.

I see it differently and absolutely do not want the OP to *solely* rely on my estimate. Even if a builder were to reply here who has gone through the same process, in the end the total sum for the OP does not necessarily have to be the same. There are so many things to consider .... I haven’t even mentioned involving the owners.

In the consultation hour at the building authority, the OP will not only receive information about the feasibility of his idea but also about the way to get there .... or maybe not.

Friends had a balcony built similar to the existing balcony in the picture. However, it stands on 6 pillars on concrete foundations. The construction consists of galvanized iron beams. The railing is powder-coated with glass inserts ([white glass as privacy screen]) and a stainless steel handrail. The balcony size is about 4x5 meters. Covered with wood. Underneath there is a sheet metal to keep it dry underneath, for example to store garden furniture in winter etc. Additionally, there is a staircase downwards. Cost was 17,000 euros (including building permit and the necessary structural engineering). That was already a cheap offer. They could have saved about 1,000 if they had used cheaper wood. There was probably also potential to save on the railing.

In the meantime, I have been in contact with several balcony builders. I have now received a written offer. It doesn’t look too bad, or what do you think?





I would have the above-mentioned offer changed so that instead of these concrete slabs, Bankirai wooden planks are laid afterward. Is such a support plate sealed, or does it still need bitumen on it? What exactly is meant by these Baucompact boards?

So if it really works statically with these tension anchors and the size of the balcony, I will be happy. Then I am at just under €14,000 for the balcony. Then still missing is the roofer for the connection-rain gutter, about €400. (?) Bankirai wood about €800.

What would be the rough costs for a breakthrough with two floor-to-ceiling windows + door?
