We have an offer from an engineering firm that provides both. Turnkey and just construction management and planning. And now we are currently weighing up.

Thanks to the forum, I am now tending to buy planning and construction supervision and to contract the construction services to a general contractor.

Does that make sense?

Buying construction supervision elsewhere always makes sense, with planning it is different.

If the construction company is flexible and provides a good planner, then it is cheaper. If you already have a good one who knows how you tick and understands your wishes, then I would also stick with them and spend the few extra bucks.

Thank you! Yes, the planner fits perfectly, the first with whom we combine our ideas and planning. In addition, we know a reference project of the planner that fits 100%.

It's not about what makes sense from my point of view; you have to feel comfortable with it ;-)

In this respect, the exciting question is how much your good gut feeling is worth to you. If you feel comfortable with the current planner, stay there, let him create the building permit planning, and internalize that it will cost more than just "a few coins" extra.

If you don't want to build with a small BU immediately after this phase, your collaboration will end at this point anyway. A larger provider will not hand over execution planning & co.

The more than a few bucks you mentioned, where do they come from or which point is inflating the costs?

that is why I try to consider as many aspects as possible in my answers; which of course does not always work, I am only human.

Topic costs: You are commissioning a building application planning; this is billed according to fixed rates of the HOAI, based on the construction costs of the new building. Depending on the house size, anything from EUR 4.5 thousand is conceivable. You should ask your planner about this before placing the order!

Of course, these costs – measured against the total budget – are "just a few coins" more. But here and there a few more coins and the total sum often results in an ugly number ;-)
