Initial discussions with the developers

Good evening!

Now that our planning regarding the plot and new construction is becoming more concrete, we have the first appointments with two different developers this week.

One of the developers is already very interesting for us, as we have learned quite a bit about quality and price/performance from the surroundings and closer acquaintances.

Now we want to prepare ourselves as best as possible for this conversation. Of course, we already have concrete ideas regarding our plot and house and can define the following points for ourselves:

Single-family house with approx. 140 m2 without basement
Gable roof, exterior walls with facing bricks
Double carport, wood
Heating: gas + (possibly geothermal)
New kitchen, kitchen + living/dining area in one room or at least 55 m2
Underfloor heating in the bathroom and living/dining area
Bathroom should be at least 12 m2 and include a masonry walk-in (barrier-free) shower
Bedroom including walk-in dressing room (interior finishing will be done by ourselves)

Certainly, all of this already requires a lot of discussion :)

My question would be, however, whether you might still be able to give us tips on what we should definitely address or find out.

There are certainly topics and things we do not have in mind... according to the saying: You can’t see the forest for the trees :rolleyes:

I would first concretize the wish list.

1. a room program with furnishings, which you already partially have (barrier-free rooms, desired barriers)
2. functions, i.e. what you expect from each respective room
3. the arrangement of the rooms according to light/shadow and warmth/cold factors (cardinal directions, sound insulation, e.g. from streets)
4. features such as the shower, walk-in closet, ...
5. interior design, material, color, ... everything overall concerning the feel-good factor. (building biology)
6. which architectural style (exterior view) is desired. (facade, roof, ...)
7. outdoor area (terrain), garage, garden, barbecue area, ... (children do not seem to be planned)
8. what might possibly be additionally required later on

Always keep the topic of finances in mind simultaneously.
Set a budget, if necessary relate the energy efficiency of the building to the later operating costs (renewable energies) in relation to the construction costs and calculate resulting subsidies. Is a strategy needed to obtain agreed funds or grants.

Mentally walk through finished floor plans. That means, do the traffic areas actually work in practice,
possibly consider the size of the residents. (stride length, walking speed)
If necessary, redraw 1:1 on the street with sidewalk chalk. If you cannot imagine the room,
find a turning circle and park cars accordingly. 3D animations are nice, but often only pure marketing as well.
