With us, the "most expensive" agent charges 7.14% (as of today 6.96%). Real estate transfer tax is 6.5%. So you can easily end up with 15% additional costs for the purchase.

That will all change soon once the new law comes into effect (mid-December). Then sellers and buyers MUST share the commission, and thus the burden will decrease significantly in some federal states.

It's just an adjustment to most federal states.
It has a psychological effect and, of course, also an effect on the topic of "equity use" for additional costs.
If the brokerage fees are added to the purchase price, they will be value-increasing in the future since they are included in the purchase price and thus more financeable.

I hope so too.
What unfortunately speaks against it is the valuation of the property by the banks before purchase. Initially, they are less interested in the purchase price. And also not in any possible price increases caused by brokers. The financing amount is compared to the house valuation and that’s it.
We are currently seeing ourselves that the banks do not even follow the crazy price increases in the Düsseldorf metropolitan area. They are still at the 2019 level (at most) and do not look at the current market situation.

Then the brokerage fees are no longer deducted from the equity either, so initially more equity remains, which can mathematically reduce the loan-to-value ratio, resulting in better conditions!
