Exactly what I wanted to write. Some state banks currently offer bonds with a 7-year term just over 3% interest.

The 50k € home savings contract doesn't help you much with a 164k € remaining debt. The 3% repayment won't reduce it enough in 7 years for you not to have to worry about the interest. If you want interest rate security, then a new home savings contract, which, however, costs fees and won't be eligible for allocation for 7 years. Since I am a fan of stocks and if you can afford 5% interest in 7 years, at least short-term, set up a savings plan for an ETF.

Honestly: If at the time of extension the portfolio is in the red at this finance amount, I simply extend the entire remaining debt, continue to invest in the ETF and lower my average purchase price (keyword: cost-average effect), enjoy crazy price jumps in the following months and then pay off the remaining debt still outstanding after ten years in one lump sum.

At the same time, I can use the income that the MSCI World distributes quarterly to settle the annuity. So where is the problem?
